Central New York Housing Market: My Mid-Year Perspective on the Second Half of 2026
A Quick Note Before We Dive In
Everything shared in this article reflects my personal observations and experience working with buyers and sellers throughout Central New York. Real estate markets are constantly changing, and no one can predict future market conditions with certainty. Happy Fourth of July!
If you're reading this today, I hope you're spending time with family and friends and enjoying everything summer has to offer here in Central New York.
As I was thinking about the holiday weekend, it hit me that we're already entering the second half of 2026.
With that in mind, I wanted to take a step back from the daily routine of showing homes and writing offers to share a few thoughts about what I'm seeing in our local housing market.
These aren't predictions.
They're simply observations from someone who spends nearly every day walking through homes, talking with buyers and sellers, reviewing new listings, and staying immersed in what's happening across Central New York.
Prefer to Watch Instead?
If you'd rather watch than read, I've created a YouTube channel dedicated to helping people better understand what it's really like to live, buy, and sell in Central New York.
I share neighborhood tours, relocation guides, market insights, and educational videos designed to help you make informed real estate decisions.
Summer Can Create More Opportunity
One thing I look forward to every year is the summer market.
With school out and the weather cooperating, many homeowners choose this time of year to make a move. While inventory levels change from year to year, summer often provides buyers with more choices than they may find during the late fall and winter months.
For buyers who have been waiting for additional inventory, this can be a great time to stay engaged and continue watching the market.
Don't Let Vacation Season Catch You Off Guard
Summer is also vacation season.
People are traveling, spending weekends on the lake, and enjoying time away from work - and they absolutely should.
The housing market, however, doesn't always slow down simply because our calendars do.
I've seen buyers miss out on homes because they assumed things would quiet down until the fall.
If you're actively searching, staying connected with your real estate agent and monitoring new listings can help ensure you don't miss a home that fits your goals.
Why I'm Paying Attention to Central New York
One reason I'm especially interested in watching the second half of this year is the continued investment happening throughout our region.
Projects like Micron's planned semiconductor facility in Clay and Chobani's announced investment near the former Griffiss Air Force Base represent significant economic development for Central New York.
While no one knows exactly how these projects will influence our housing market over time, they've already generated increased interest in the region and continue to be part of conversations with buyers, sellers, and people considering a move here.
When combined with the limited housing inventory we've experienced in recent years, these developments are certainly something I'll be watching closely.
Local Markets Tell Their Own Story
One of the biggest mistakes I see is assuming that national headlines automatically reflect what's happening here at home.
Real estate is incredibly local.
The market in Central New York doesn't always move the same way as markets in Florida, Texas, Arizona, or California.
That's why I encourage buyers and sellers to pay attention to local inventory, pricing trends, and economic development instead of relying solely on national news.
Understanding your local market almost always provides more valuable context than a headline covering the entire country.
My Perspective
One of the questions I'm asked most often is:
"Should I wait?"
The truth is, none of us knows exactly where home prices, inventory, or interest rates will be six months from now.
What I do know is that buyers who understand their finances, stay informed, and are prepared to act when the right home becomes available often have more confidence throughout the buying process.
Rather than trying to perfectly time the market, I encourage people to focus on finding the right home that fits their lifestyle, monthly budget, and long-term goals.
Every buyer's situation is different, and there's rarely a one-size-fits-all answer.
Why I Started Living in Central NY
One of the reasons I created the Living in Central NY YouTube channel was because I saw how difficult it could be for buyers - especially those relocating from outside the area - to find honest, local information.
National news can tell you what's happening across the country.
But it can't tell you what it's like to drive through Cicero during rush hour, spend a weekend on Oneida Lake, compare neighborhoods in Baldwinsville and Liverpool, or understand why one home receives multiple offers while another sits on the market.
That's where local knowledge matters.
Through neighborhood tours, relocation guides, market perspectives, and educational content, my goal is to help people better understand what it's really like to live in Central New York.
Frequently Asked Questions
Is summer a good time to buy a home in Central New York?
Summer often brings more homes to the market than the colder months, giving buyers additional opportunities to explore what's available. The right time to buy, however, depends on your personal goals, financial situation, and the homes currently available.
Should I wait for interest rates or home prices to change?
No one can accurately predict future market conditions. Instead of trying to time the market, consider whether buying aligns with your financial goals and long-term plans. Speaking with a local lender can also help you better understand your financing options.
Why should I talk with a local lender before I start house hunting?
Connecting with a local lender early in the process can help you understand your financing options, estimate your monthly payment, and determine what loan programs may be available to you. Having that information upfront often makes the home search much more focused and less stressful.
Can a real estate agent help even if I'm just starting to look?
Absolutely. A local real estate professional can explain the buying process, answer questions about current market conditions, and help you understand what opportunities are available based on your goals and budget. Even if you're still exploring your options, having someone local to guide you can be incredibly valuable.
Why should I follow a local real estate market instead of national news?
National news provides useful context, but every housing market is different. Local inventory, buyer demand, employment growth, and community development all influence Central New York differently than many other parts of the country.
My Mission
